Goodman gas forced-air furnace (2013, 80,000 BTU) and DuCane central split-system condenser (2013, 2.5-ton) are both functioning with no deficiencies observed; disposable filter replacement is suggested.
- Roof
3-tab shingle roof estimated at 10 years old is performing satisfactorily; missing soffit panels need replacement, front guttering is loose and needs securing, and a missing downspout piece at the front corner needs replacement.
- Foundation
Poured concrete foundation is in satisfactory condition; an exterior foundation crack has been repaired with urethane caulk and no moisture intrusion was observed.
- Windows
Windows (vinyl, aluminum, and steel-framed basement windows) are in satisfactory condition overall, but caulking/sealing around windows is needed where gaps are present.
