Whole-home inspection of single-family property at 2221 Kipp Ct identified multiple repair items including missing copper plumbing lines, spot mold in basement, a non-functional GFCI outlet, loose exterior electrical outlet, missing thermostat faceplate, tree limbs contacting the roof, and a detached rear gutter, with no structural deficiencies observed.
- Foundation
Poured concrete basement foundation is satisfactory with no structural deficiencies; prior repairs to the basement wall appear effective; basement moisture condition is wet due to a cut water line causing pooled water on the floor.
- Windows
Vinyl and aluminum exterior windows are in satisfactory condition; trim around the front living room window needs to be reinstalled.
- Pest
No termite or pest presence/damage was observed at the property.
- Plumbing
Copper supply plumbing lines have been cut and a good amount of plumbing line is missing and will need replaced; the copper discharge pipe on the water heater has been removed and needs replaced; the water meter handle is seized shut and needs lubricated; master bathroom tub requires caulking and a missing handle replacement.
- Mold
A water line has been cut and water has pooled on the basement floor, resulting in spot mold; after replacing the missing pipe, pooled water and mold must be cleaned up and removed.
- HVAC
Goodman central split system (manufactured 2013) with forced air heating and 2.5-ton condenser appears functional, but the thermostat faceplate has been removed and needs replaced; system is over 10 years old and should be serviced yearly.
- Electrical
Exterior outlet at rear patio is loose from the wall and needs secured; GFI outlet in master bathroom will not reset and needs replaced; 100-amp Square D service panel with breakers appears functional.
- Roof
Architectural shingle roof (estimated 5 years old) is satisfactory overall, but tree limbs are hanging over and contacting the roof, the gutter over the rear patio is pulling away from the home and needs realigned, and loose soffit needs to be secured.
