Water heaters across units are various brands and ages (GE 2005, Whirlpool 2004, American 2002, Rheem 2015/2016/2018, Hotpoint 2005, State 2011) and were documented during inspection.
- Home Inspection
Whole-building inspection of 9-unit multi-family property at 8440 N Broadway (Bldg 8444) identified multiple deficiencies including electrical hazards, mold, foundation cracks, aged roof, broken windows, and HVAC units in need of servicing.
- Electrical
Exterior electrical weatherhead on building 8444 has melted with exposed wires present requiring Ameren power company to secure the electric meter mast; smoke detectors are missing throughout the building and need replacement.
- HVAC
Most all AC compressors are Goodman 2.5-ton units manufactured 2001–2004, are very dirty, and need to be cleaned and serviced by an HVAC technician.
- Roof
Shingled roof is estimated 20 years old and has been patched but will likely need replacement soon; damaged soffit on west corners of roof needs repair; missing cap for roof exhaust vent pipe needs replacement.
- Foundation
Cracks in the exterior foundation require epoxy injection repairs; basement walls show signs of flooding and water marks and need repair; subfloor in building 8444 is damaged, appearing to be from water damage on the west side of the basement.
- Mold
Signs of flooding and water marks in basement walls have turned to black mold; all mold must be removed and wall cracks behind finished sheetrock sealed to prevent future moisture intrusion.
- Windows
Three broken window panes in building 8444 need to be replaced.
