Whole-home inspection of 1890 Pyrenees Dr, Florissant, MO found the home in generally good shape with no structural deficiencies; key concerns include a heavy plumbing leak below the kitchen, cracking basement wall repairs, and a 20-year-old HVAC system needing service.

A massive leak is present directly below the kitchen from a loose fitting in the supply lines; the main water shut off valve is also leaking at the handle and needs repair; the 40-gallon State natural gas water heater (manufactured 2020) appears functional.

Bryant forced-air gas furnace (71,000 BTU, manufactured 2001) and Bryant 2.5-ton split-system condenser (manufactured 2001) are approximately 20 years old, need cleaning and servicing, but appear to be performing.
- Roof
Three-tab shingled roof estimated 10–15 years old is in satisfactory condition; 1–2 shingles are lifted and need to be sealed down, and tree limbs overhanging the roof should be cut back as a large limb has dropped onto the power lines.
- Foundation
Previous repairs to the basement wall are beginning to crack; inspector recommends tearing out old fill and sealing the crack with epoxy injection; no active moisture intrusion was observed but signs of previous moisture were present.
- Windows
Exterior windows consist of wood, vinyl, and steel-framed basement windows, all observed in satisfactory condition.
