Whole-home inspection of 8820 Cozens Ave., St. Louis, MO identified multiple deficiencies across electrical, plumbing, sewer, foundation, mold, HVAC, and interior systems requiring repair or further evaluation prior to occupancy.
- Electrical
Older knob and tube wiring with taped joints is in use throughout the house; smoke detectors are not present; a weatherproof cover is missing from the exterior outlet on the east side; two-prong ungrounded outlets are in use; and tree limbs are pushing on overhead power lines.
- Plumbing
Exterior faucet at rear corner is inoperable, and the clothes washing machine discharges waste water into an open floor drain rather than a proper drain connection cut into the nearby sewer stack.
- Sewer
Sewer lateral scope revealed an offset where two pipe sections have come loose with one section sitting several inches higher, and a foreign item is lodged at the offset — the intersection needs to be excavated and repaired to prevent future backups.
- Foundation
Cracks are present in the concrete block foundation that have been repaired in a sloppy fashion; loose caulk should be removed and cracks properly sealed with urethane caulk.
- Mold
Mold presence was observed in the northeast corner room of the basement, likely resulting from poorly repaired cracks in the block foundation; mold needs to be removed and all cracks completely sealed.
- HVAC
The Lennox central split system furnace and AC compressor (estimated 5 years old) appear functional but are dirty and need to be cleaned and serviced by a licensed HVAC technician.
- Roof
The 3-tab shingle roof (estimated 15 years old) is in satisfactory condition overall; a loose gutter on the front corner of the home needs to be secured.
