Home InspectionWhole-home inspection of single-family property identified multiple deficiencies across site, exterior, roofing, structure, electrical, HVAC, plumbing, and interior systems, including loose deck planks, missing/damaged fencing, foundation cracks, moisture intrusion, and various repair items.
RoofMissing roof shingle on front of home, lifted shingles need pressed and sealed to prevent moisture intrusion, trees contacting and hanging over roof, and damaged fascia board next to chimney need to be addressed.
ElectricalMissing smoke detectors need replacement, tree limbs are pushing on overhead power lines (contact Ameren), GFCI outlet absent in laundry area, and ungrounded two-prong outlets are present throughout the home.
HVACHVAC system appears functional but furnace (approx. 7 years old, Rheem 2015) and AC compressor (approx. 16 years old, American Standard 2006) both need cleaning and servicing by an HVAC technician; bathroom ventilator is inoperable and needs repair.
FoundationCracks observed in block foundation at front corner of home require sealing, and mortar cracks along SW corner of basement show active moisture intrusion tracking to where the wall meets the floor.
PlumbingToilet is loose at the base and runs for an extended time; needs to be secured and valve flap adjusted; water heater (Envirotemp, 40 gal, natural gas, manufactured 2009) is aging and should be monitored.
WindowsTwo windows have broken seals and need repair or replacement, one window has busted trim requiring repair, and several windows will not completely lock and need locking mechanisms adjusted.
PestTermite damage observed to wood fence; no termite damage or active presence was observed to the structure, but annual treatment for termites and wood-destroying insects is recommended.
