Home InspectionWhole-home inspection of a single-family property identified multiple deficiencies across roofing, structure, HVAC, plumbing, electrical, pest, mold, windows, and foundation systems, with no structural deficiencies observed but numerous repair and further-evaluation items noted.
PlumbingRear exterior faucet is not connected to plumbing and needs properly plumbed; water heater unit has been removed and needs replaced; signs of possible plumbing leaks are present under the second-floor bathroom vanity sink.
ElectricalSmoke detectors throughout the home are not operational and need replacement; a missing light fixture with exposed hot wires and a missing outlet cover were observed in the interior; wasp nests are present in the rear exterior electric outlet.
PestOlder termite damage is present on wood framing of the walkout basement and on exterior siding; full termite treatment on the property is recommended unless seller proves prior treatment.
WindowsDamage observed to window on west side of home requiring repair and caulking, and one broken window pane needs replacement.
FoundationBasement foundation walls of cinder block construction have cracks and missing mortar allowing moisture intrusion; replacement of missing mortar and sealing of cracks is recommended.
HVACSplit system refrigerant lines have been cut and the HVAC furnace coil has been removed from the basement; the digital thermostat is inoperable and would not power up after battery replacement.
MoldMold on the main-floor living room ceiling indicates a likely plumbing leak in the second-floor bathroom east of the bathtub; plumbing leak repair and mold/mildew removal are recommended.
RoofMissing roof sheeting over front porch with rotted wood framing, collapsed roof section over walkout basement, lifted shingles needing sealing, soft roof decking, gaps in fascia board, loose aluminum soffit siding, and loose/unleveled gutters with missing splashblocks and debris.
